What causes patio door problems in Coquitlam homes

A sliding patio door rides on small rollers hidden in the bottom of the panel. Over time the wheels flatten or crack and the door starts to drag, scrape or jump. Most of the time the fix is a sliding door roller replacement, often with a clean and adjustment of the track.

When a door drops on worn rollers, the latch no longer lines up with the keeper, so it will not lock. We adjust the rollers first and then the latch, and if the lock itself is worn, we handle the patio door lock repair. A door that rattles in the wind usually needs new weather stripping.

We see these jobs all over Coquitlam: in homes around Burquitlam station on Clarke Road, which opened in December 2016 according to Burquitlam station on Wikipedia, and in the new waterfront homes going up at Fraser Mills, described in the Fraser Mills article. Balcony and patio doors in both get heavy use.

Repair first

Sliding patio door repair in Coquitlam before replacement

A new patio door is a big expense, and most sliding doors do not need one. New rollers, a straightened track and fresh weather stripping can make an old door glide again. We only suggest replacement when the frame is rotted or the glass unit has failed; for glass, see sliding door glass replacement.

Patio doors are part of the same visit as garage doors for many of our customers. If your garage door also needs attention, ask us to look at both, or start with our garage door repair page. Screens that keep coming off are covered under sliding screen door repair.

Questions

Patio door repair questions in Coquitlam

What Coquitlam homeowners ask about sliding doors. Not sure what you need? Send us a photo.

Why is my sliding patio door so hard to open?

Usually the rollers are worn or the track is full of grit. Vacuum the track first; if it still drags, the rollers need replacing.

Can you fix a patio door that will not lock?

Yes. Most of the time the door has dropped and the latch no longer meets the keeper. Adjusting the rollers and the keeper fixes it.

Do you replace sliding door handles?

Yes. See sliding door handle replacement.

Can I adjust the rollers myself?

On many doors there are adjustment screws at the bottom corners. If the door is heavy or the screws will not turn, it is safer to call us.
